Construction builds your player-owned house - a private instanced map you shape room by room with portals to everywhere, an altar for prayer training, a menagerie for pets, and storage that pays for itself in saved teleports.
It is the most content-dense skill on the server: seven house locations, a dozen room types, hireable servants, mounted boss displays, fairy rings, spirit trees, and a wilderness obelisk in the garden.
Getting your first house
Talk to the Estate Agent (npc 5419) at any of the seven world portals - Edgeville, Taverley, Pollnivneach, Great Kourend, Rellekka, Brimhaven, or Yanille - to buy a starter plot for a few thousand coins. He also handles moving, redecorating the exterior style, and demolishing when you outgrow the layout.
Open the House Options panel from the settings tab (button 42558) to toggle building mode, change door behaviour, and set whether you teleport inside or outside the portal.
Rooms worth building
- Chapel - gilded altar for prayer training at home.
- Portal Chamber - teleport destinations you visit constantly.
- Superior Garden - fairy ring, spirit tree, wilderness obelisk.
- Achievement Gallery - mounted boss drops and the boss display.
- Workshop - repair stand and flatpack workbench.
- Menagerie - pet storage and roaming pets.
- Treasure Room / Oubliette - party-games rooms if you host.
Servants and sawmill
The Chief Servant (npc 5417) hires the staff: a butler or cook who ferries items to and from your bank, un-notes planks, and fetches the sawmill. The Sawmill Operator (npc 5422) converts logs to planks inside the house - bring noted logs and they become building material on the spot.
Plank cost is the real training expense: mahogany planks give the best XP per action but burn gold, oak planks are the mid-cost standard, and teak is the budget route.
Training the skill
Every room you build and every piece of furniture you add pays XP. The loop is simple: stand in the room, open the build interface on a hotspot, click what you want, and the planks convert to XP.
Larders, tables, and chairs at low level; oak doors and wardrobes mid-game; mahogany furniture and the dungeon rooms at the top. The mid-tier sweet spot is oak - the XP-per-plank ratio is the best before you hit mahogany prices.
- Bring noted planks and un-note them at the sawmill or butler.
- Flatpack whatever you want to keep - storage rooms hold packed furniture.
- The dungeon and throne rooms double as trap-based XP at high level.
Construction cape perk
The construction skillcape teleports you directly to a house portal - menu picks which of the seven - or straight into your POH. Any max-cape variant inherits it, which makes the POH the fastest teleport hub on the server once you have the cape.
The house as utility
A player-owned house is more than decoration: the teleport room, chapel altar, and mounted glory all work, and the house itself is a private rest-stop between boss trips. Mahogany and oak furniture are the training path.
The butler fetches planks from the bank on demand - unlock him early and the grind turns from banking runs into a steady build loop.
